Popcorn Ceiling Removal in Toronto & the GTA

Smooth, Modern Ceilings Done Right Since 2010

Professional popcorn ceiling removal, stucco ceiling removal, and textured ceiling removal across Toronto and the entire GTA. One of Toronto’s most awarded ceiling specialists — serving the GTA since 2010.

The GTA's Most Awarded Popcorn Ceiling Removal Specialists

Tired of looking up at that bumpy, dusty, outdated popcorn ceiling? You’re not alone. Thousands of homes across Toronto and the GTA still have popcorn ceilings, stucco ceilings, or textured ceilings from the 1960s, 1970s, and 1980s. They make rooms feel smaller. They trap dust and allergens. They make even a beautiful home look stuck in the past.

I started Master of Ceilings in 2010 with one mission: do popcorn ceiling removal the right way. Clean. Honest. Specialized. After 15+ years and thousands of completed projects across the GTA, we’ve earned HomeStars awards — Multiple HomeStars Best of the Best and Best of Awards. Year after year, GTA homeowners vote us their top-rated ceiling company. With hundreds of 5-star reviews on Google and HomeStars, homeowners across Toronto, Mississauga, Vaughan, Markham, Richmond Hill, Oakville, Burlington, and every corner of the GTA trust us with their homes.

Here’s what makes us different. We don’t do kitchens. We don’t do bathrooms. We don’t take on general renovations. Ceilings, drywall and interior finishing — that’s what we do, and fifteen years focused on one type of work is why our finishes come out clean and consistent.

On this page you’ll find everything you need to know about popcorn ceiling removal in Toronto and the GTA — our pricing, our 5-step process, how we handle asbestos in older homes, what makes condo work different, and the 45 cities we serve. Why Toronto Homeowners Choose Master of Ceilings

We’ve earned the trust of hundreds of GTA homeowners — and we’ve earned it the only way that matters: by doing great work, one ceiling at a time.

Every Type of Outdated Ceiling — Removed and Refinished Smooth

Different customers call these ceilings by different names. Older homeowners might say “stucco ceiling.” Realtors call them “textured ceilings.” Younger homeowners on TikTok and Pinterest call them “cottage cheese ceilings.” Whatever name yours goes by, we remove them all and finish them smooth with the same Level 5 skim coat quality.
After removal, every ceiling gets the same Level 5 smooth finish — the standard used in luxury custom builds across the GTA. No matter what you started with, you end up with a modern smooth ceiling.

How Popcorn Ceiling Removal Works — Our Proven 5-Step Process

Here’s exactly what happens when we work on your ceiling. No surprises, no rushed steps, no shortcuts.

01

Free In-Home Assessment

We come to your home anywhere in the GTA at a time that works for you. We inspect the ceiling, check for any concerns (including asbestos for homes built before the mid-1970s), measure the area, ask about your goals, and give you a clear written quote within 24 hours. No pressure. No high-pressure sales tactics. Just an honest assessment from people who've done this thousands of times.

02

Full Home Protection

Before any work begins, we cover all your floors, walls, furniture, doorways, and HVAC vents with professional protection materials. We seal off the work area to contain dust. Your home stays protected from the first hour to the last. It's the step that decides how clean the rest of the job stays, so we don't rush it.

03

Dust-Controlled Removal

This is where the magic happens. Using professional Festool and Mirka sanding systems connected to vacuum extraction, we remove the popcorn, stucco, or textured ceiling cleanly. Minimal mess, no surprises. We've refined this process over 15 years to be as clean and quiet as ceiling removal can be.

04

Multi-Layer Skim Coat & Sanding

After removal, the ceiling isn't ready yet. We apply 2-3 layers of professional plaster, sanded smooth between coats. Each layer is wider than the last to build a flat surface. The result is a Level 5 skim coat finish, which is what holds up under pot lights and angled light.

05
Prime, Paint & Cleanup

The optional but recommended final step. We apply professional primer and Benjamin Moore premium ceiling paint to complete the transformation. Then thorough cleanup — we leave your home cleaner than we found it. Final walkthrough together so you're 100% happy before we close out the job. Every project includes a 1-year written workmanship warranty.

Honest Popcorn Ceiling Removal Pricing in Toronto and the GTA

Let’s talk straight about pricing. Most popcorn ceiling removal projects in the GTA range from $3 to $8 per square foot. That’s our base range. What determines where your project lands?

Size of the Ceiling

Bigger jobs often cost less per square foot. A 1,200 sq ft main floor will have a better per-foot price than a single 200 sq ft bedroom.

Condition (Painted vs Unpainted)

Painted popcorn ceilings take longer to remove than unpainted ones. The paint adds time but doesn't dramatically change the price.

Asbestos Testing (if needed)

For homes built before the mid-1970s, we recommend testing. Testing costs $50-$150 per sample. We arrange certified Ontario lab testing for you.

Level 5 Skim Coat Finish

Every ceiling we finish gets a Level 5 skim coat — the highest standard in the trade. That's the finish we work to, on every job.

Painting Included

Adding professional painting costs $1.50-$3 per square foot extra. Most customers add this so the whole transformation happens in one project.

Access (Condos vs Houses)

Condo high-rises may have building rules to follow — elevator booking, hallway protection, work hour limits. This adds slightly to condo pricing.

Every project gets a free written quote within 24 hours — in person, in writing, with no hidden fees. You see the price before any work starts and it doesn’t move afterwards.

Asbestos in Popcorn Ceilings — How We Handle It Safely

Worried your old popcorn ceiling has asbestos? You’re right to ask. If your home was built before the mid-1970s, your popcorn or stucco ceiling MIGHT contain asbestos — but not always. The only way to know for sure is to test it. We’ve worked on hundreds of older Toronto homes and we know exactly how to handle this.

Here's how we help:

Asbestos Testing ($50-$150 per sample)

We take a small sample of your ceiling material and send it to an accredited Ontario lab. Results come back in 2-5 business days in writing. Once we have results, we walk you through your options honestly — no pressure either way.

Asbestos Encapsulation

If your sample tests positive and the ceiling is suitable, we cover it with multi-layer plaster and a skim coat. The asbestos-containing material stays sealed and undisturbed underneath, and you get a smooth modern ceiling without breaking up the original texture. Encapsulation is a recognized approach for managing asbestos-containing material in place, and it's generally faster and less expensive than full abatement.

Standard Removal (When Test Is Clean)

If your test comes back negative — or your home was built after the mid-1970s and asbestos is unlikely — we proceed with standard dust-controlled removal using our vacuum-extraction equipment.

Important Honest Disclosure

Master of Ceilings is NOT certified for Type 3 asbestos abatement (full removal). We provide asbestos TESTING and ENCAPSULATION only. If you need full Type 3 abatement, we'll refer you to a certified abatement specialist we trust. We don't pretend to do work we're not qualified for — that honesty is part of why our customers trust us.

Worried? Don’t be. Just call us at 647-972-4858 — we’ll come take a look, give you honest options, and a free quote. No pressure, no fear-selling.

Frequently Asked Questions

How much does popcorn ceiling removal cost in Toronto?
Most projects in the GTA range from $3 to $8 per square foot. The price depends on the size of the ceiling, whether it’s painted, whether asbestos testing is needed (for homes built before the mid-1970s), the level of skim coat finish you want, and whether you include painting. Every home is different — that’s why we provide free in-home quotes with no pressure and no hidden fees. Call 647-972-4858 to get yours.
It can be — if it’s done by contractors who don’t have the right equipment. We use professional Festool and Mirka HEPA-filter vacuum sanders, full dust-control barriers, and complete floor and furniture protection. Most of our customers are surprised at how clean we leave their home. We’ve been refining this process since 2010 — clean work is part of why we have 12 HomeStars awards.
A single room usually takes 1-2 days. A full condo or main floor takes 3-5 days depending on size, painting, and skim coat level. A whole-home project takes 5-10 days. We give you a clear written timeline before we start so there are no surprises. Plaster needs proper drying time between coats — we don’t rush this part because rushing causes cracks later.
Possibly. Homes built before the mid-1970s sometimes have asbestos in popcorn or stucco texture, but not always. The only way to know is to test. We take a small sample, send it to an accredited Ontario lab, and get written results in 2-5 business days. If positive, we safely cover the ceiling with plaster (encapsulation) — the asbestos stays sealed inside, completely safe. If negative, we proceed with standard removal. Either way, you end up with a smooth, modern ceiling.
Yes — Toronto condos are one of our specialties. We’ve worked in hundreds of condos across downtown Toronto, North York, Etobicoke, Mississauga, and Vaughan. We know how to coordinate with property management, follow building rules (elevator booking, hallway protection, work hours), and handle concrete ceiling techniques. We’re fully insured and WSIB covered — required by every Toronto condo board
Yes. We offer optional ceiling priming and painting using Benjamin Moore premium paints. Most customers prefer to do this so the entire transformation happens in one project — popcorn removed, ceiling smoothed, primer applied, two coats of paint. Done. Adding paint costs $1.50-$3 per square foot.
No problem — ceiling crack repair, plaster repair, drywall repair, and water damage ceiling repair are all part of what we do. We can fix everything and finish smooth in one visit. If your popcorn removal reveals damage underneath (which sometimes happens), we handle it as part of the same project. We can also document water damage for your insurance claim if needed.
Yes — every job includes a 1-year workmanship warranty in writing. If anything isn’t right within that year, we come back and fix it at no charge. Beyond the warranty, we stand behind our work — most customers don’t need warranty work because we get it right the first time.
Fully insured and WSIB covered — required for condo and residential work across Toronto. We provide proof of insurance before any job starts. This is important: many “cheap” contractors aren’t properly insured. If they damage your home or get hurt on your property, you could be liable. With us, you’re covered.
