Condo Ceiling Services in Toronto & GTA

The GTA's Most Trusted Toronto Condo Ceiling Specialists Since 2010

Living in a Toronto condo with outdated popcorn ceilings? Cracked concrete? Water damage from the unit above? We’ve worked in hundreds of Toronto condos since 2010 — we know the buildings, the rules, and the techniques.

Why Condo Ceilings Need a Specialist

Toronto condo ceiling work is genuinely different from house work. Different ceilings (concrete vs drywall). Different rules (property management, elevator booking, work hour limits). Different challenges (occupied units, hallway protection, dust control in shared spaces). Condo ceiling work takes experience with concrete surfaces, building rules, occupied units, elevator bookings and shared spaces.

I’ve worked in hundreds of Toronto condos across downtown Toronto, North York, Etobicoke, Mississauga, Vaughan, and beyond. From downtown high-rises near Yonge & Bloor and King West, to Mississauga’s Square One condos, to Vaughan VMC towers — we’ve been there. We know the property managers. We know the building rules. We know how to handle concrete ceilings the right way.

We’re fully insured and WSIB covered. Most condo buildings require proof of insurance before work begins, and we provide the documentation your property manager needs. We coordinate with property management from day one. We respect building rules: work hours, noise limits, hallway protection, elevator booking. And we work clean in occupied units — your neighbours won’t even know we’re there.

Why Toronto Condo Boards Approve Our Work

How Condo Approval Actually Works

Most Toronto condo boards need to approve renovation work before it starts. It sounds like a hassle. It isn’t, if you know what they want.

Here’s what we provide, without you having to chase us for it:

Certificate of insurance naming the corporation — this is the document that stops most approvals

WSIB clearance certificate

A written scope of work and timeline

Confirmation of work hours and elevator booking

Most approvals come back within a week or two.. We’ve been through this with property managers across the GTA hundreds of times, and we deal with them directly so you don’t have to be the middleman.

If your building has specific rules — restricted hours, particular protection requirements, notice to neighbours — tell us and we’ll work to them.

What Makes Concrete Condo Ceilings Different

Most Toronto condo ceilings are exposed concrete with a thin texture or popcorn finish on top. This requires SPECIALIST technique that general drywall contractors don’t have:

Different adhesion than drywall

concrete is non-porous and requires specific bonding agents

Multi-layer plaster bonded to concrete

needs proper key technique

Cannot use drywall-only methods

they fail on concrete within months

Final finish must hide concrete imperfections

concrete is rarely perfectly flat

Level 5 skim coat is how you get there

a truly smooth modern ceiling over concrete

Many ceiling contractors only work on drywall. We work on BOTH concrete and drywall ceilings — that’s why we get the condo calls.

Can You Actually Remove Popcorn From a Concrete Condo Ceiling?

This is the question we get most, and the honest answer is: usually not the way you’re imagining.

In a house, popcorn sits on drywall and we scrape it off. In most Toronto condos, that texture was sprayed directly onto poured concrete. Scrape it and you’re gouging the concrete itself — you can’t get a flat surface back that way.

So what we do instead is skim over it. Multi-layer plaster bonded properly to the concrete, built up and sanded flat, finished to Level 5. The old texture stays sealed underneath and you end up with a perfectly smooth modern ceiling.

The result looks identical to a house ceiling. The method is completely different. Contractors who only work on drywall often don’t know this, promise you a scrape-off, and either fail or damage the slab trying.

Some condos do have drywall ceilings — usually in bulkheads, or in newer buildings. We check which one you have during the free quote and tell you exactly what your ceiling needs.

Investors, Landlords and Pre-Sale Condos

A lot of our condo work isn’t for people living in the unit.

Between tenants: the window is tight and the unit has to be ready. We work to a date and we hit it. Popcorn removal, smooth finish and paint in one booking.

Before listing: a dated popcorn ceiling is the first thing a buyer notices in listing photos. Smooth ceilings make a unit photograph brighter and show better in person.

Multiple units: if you own several in the same building, we’ll price them together and do them in one mobilization. One elevator booking, one set of approvals, better price per unit.

Not local: we can coordinate with your property manager, your realtor or your tenant directly, send photos as we go, and you never have to be in the room.

Meet Sony — The Master Behind Every Condo Ceiling

Hi, I’m Sony. I founded Master of Ceilings in 2010 with one mission: bring true European craftsmanship to Toronto homes.

For over 15 years, my team and I have worked in hundreds of Toronto condos — downtown high-rises near Yonge & Bloor, King West and Liberty Village, waterfront towers in Humber Bay Shores, Square One in Mississauga, the VMC towers in Vaughan. Concrete ceilings, occupied units, elevator bookings, property managers who need paperwork before you can lift a tool. I know how these buildings work, and I know how to leave one without the neighbours ever knowing we were there.

“I treat every home like it’s my own. If it’s not perfect, I don’t leave.”

I’m on every job site personally. No subcontractors. No shortcuts. Just clean work, fair pricing, and ceilings that last — in a building where that’s harder than it sounds. When you call 647-972-4858, you talk to me. When my team arrives, I’m there. That’s how Master of Ceilings has been since day one, and that’s how it stays.

Condo Ceiling FAQs

Does my condo board need to approve the work?
Yes, most Toronto condo boards require approval. We help with this — we provide your property manager with our insurance certificate, work plan, and timeline. Most approvals come back within 3-7 days. We’ve been through this process hundreds of times.
We book the service elevator with your property manager. We lay protective coverings along hallways from your unit door to the elevator. We use sealed bags for debris removal. The common areas stay clean — your neighbours won’t even know work is happening.
Yes, for most projects. We move furniture to the center of rooms and cover everything with professional protection materials. For very small condos (under 600 sq ft), we may suggest temporary furniture storage to make work faster and cleaner.
Our dust-controlled equipment is significantly quieter than traditional removal. We work within building-permitted hours (usually 9 AM – 5 PM weekdays). Most projects don’t generate noise complaints. We respect your neighbours like our own.
Yes. WSIB certificate, liability insurance certificate, and any specific documentation your board requires. We send it directly to your property manager so you don’t have to handle it.

Yes — it’s one of our most common condo jobs. On a drywall ceiling we scrape it off. On concrete we skim over it instead, because scraping damages the slab. Either way you end up with a smooth modern ceiling. We check which type you have at the free quote and tell you exactly what your ceiling needs.

Most condo customers stay in the unit. We seal off the work area, use HEPA dust extraction, and usually work one room at a time so you keep somewhere to live. If you’re doing the whole unit at once and it’s occupied, we’ll talk through the timing.

Yes. We do this often for investors and out-of-town owners. We coordinate with your property manager, realtor or tenant for access, and send photos as the work progresses so you can see it without being there.
